Bullhead City, Lake Havasu City and Kingman, Arizona are currently considered one of the nations hottest real estate markets according to numerous sources. Savvy investors and families looking for a new place to call home are setting their sights on the desert oasis that is the Colorado River Valley. It is an unprecedented sellers market.

If you are a seller you have the power to ensure your house sells fast and for top dollar. It is the old adage that it takes money to make money.

A carefully prepped home is more marketable, sells faster and for more money. In a sellers market this is more important than ever. Homes that are clean, that have eye appeal, and that are move in ready sell first and at a premium.

Prepping your home for sale begins with the elimination of clutter. Examine each room as though you are a perspective buyer. You want the home to look lived in but inviting. A magazine or two on the coffee table is fine. Piles of newspapers and magazines makes a home look more poorly maintained.

As you will be moving soon, use this as an opportunity to cleanout closets, cabinets and drawers. Don’t forget to clean appliances inside and out. Then depersonalize the house. You want it to appear generic but not sterile. Remove personal photos and art work that is bold. You want to promote a peaceful, welcoming sense with neutral items. And you want the home to appear spacious. So, consider placing some furniture into storage.

Next, address minor repairs such as a dripping faucet, torn screen, and even items as mundane as furnace filters. You want to present the impression that the home is well maintained. And you will want to avoid issues on the inspection report.

Now, here is where the investment begins. Paint. Do it yourself or hire a painter. Take one room at a time. Cover bright or bold walls with a more neutral palette. This doesn’t mean that every wall and ceiling must be white. And while you are at address baseboards.

Next, address the outside. Make the yard weed free. Remove dead or dying shrubs or trees. Consider painting the front door and adding the address on the wall in colorful tiles. You might even add some color by investing in a flower garden.

Your next investment is the smallest when considering the return on investment. You will want your house to sparkle and to smell fresh. Clean the air ducts. You will want tile and grout to appear new. Likewise with hard wood floors. You will want a deep clean of carpets, drapes, rugs and upholstered furniture.
