New Over-the-Counter Bid Process Launched By County Treasurer in Mohave County

MOHAVE COUNTY, AZ, August 21, 2024 – A new bid process has been implemented by the County Treasurer which allows for the purchase of unsold tax deeded parcels previously available at Tax Deed Sales. This Over-the-Counter (OTC) sale signifies a key development as it enables individuals to purchase land directly, rather than acquiring a lien.

The OTC bid process is scheduled to kick off this September, concluding on November 30th. From 2025, the process will be available annually between April 15th and November 30th.

How It Works: Subsequent to the receipt of a bid and its particulars such as signed documents and payments, if no higher bids are received by the last business day of the existing month, the bid will be presented for review to the Board of Supervisors at the second board meeting of the subsequent month. In case of multiple bids for the same parcel within the same month, the one with the highest value will be presented to the board. For instances where bids of the same amount are received for the same parcel within the same month, the bid received first will be submitted to the board.

It is important to note that upon receipt, the bid is final and the bidder will not be notified of higher bids received thereafter.

Submissions: Bids can be sent via mail and must include all required signed documents and the complete payment for the bid. The submission will be processed from the day the Clerk of the Board’s Office receives the mail, using the date to determine when the bid was submitted. Payments must be made using certified funds payable to Mohave County Treasurer.

Following the approval from the board, ownership will be granted to the highest bidder via a recorded quit claim deed. In cases where a bid is rejected, not the highest offered, or not the first received (for matching bids), payments shall be returned.

The final day for bid submissions is the last business day of November. After this date, any remaining parcels without a received bid will be up for sale at the next Tax Deed Sale.
